The Space

Welcome to an extraordinary retreat nestled in the heart of Austin’s Hill Country, where nature and modern luxury blend seamlessly on 3 private acres. This property offers a unique experience, perfect for families, groups, or anyone looking to escape into a natural haven while still being close to the vibrant city life of Austin.

You will enter the property through a gate, and you’ll find a carport for convenient parking. You may also park in the driveway in front of the garage, outside of the gate.


The Main House

The centerpiece of the property is a large A-frame house designed for both relaxation and play. Inside, you’ll find multiple living rooms, vaulted ceilings and large windows that let in plenty of natural light. The fully equipped kitchen allows for family meals or hosting, with a dining area that opens to a rock courtyard with a fountain.

The incredible master bedroom is located on the ground floor, and includes a gas fireplace and large windows with views of the private patio and surrounding landscape. The master bathroom features a soaking tub with a view of the landscape, a dual shower, a heated towel-warming rack, a dual sink and “His & Her’s” toilets.

Upstairs, the mezzanine boasts a mini living room and a kids’ play area with toys and games. 2 additional bedrooms upstairs provide ample sleeping space, one with a queen bed and the other with 2 full-sized beds and a daybed.

Each bedroom has a minimum of one walk-in closet for ample storage.


The Casita

Perched above a small staircase, the Casita offers a studio apartment. It includes a king bed, sleeper couch, kitchenette, and full bathroom. Enjoy morning coffee on the balcony, taking in the views and sounds of nature.


Yoga & Game Room

Beneath the Casita is a wellness and game space, equipped with yoga mats, workout equipment, a mini fridge, a ping pong table, and even the Lululemon interactive Mirror.


Outdoor Amenities

In one area, you’ll find a pool surrounded by natural stone and lounge chairs, perfect for soaking up the sun. The pool can be heated and transformed into a hot tub, making it ideal for both refreshing dips and cozy evening soaks. Right next to the pool is a steam room complete with an outdoor shower, to create your own spa experience.

At the far end of the property, you’ll discover a play area for children. The playground includes swings, slides, climbing, a large trampoline, and a zip line, ensuring hours of entertainment.


Flex Space

Across from the main house is a small space with an office and a dedicated area for kids to play and create art. With supplies for crafts and toys, it’s an ideal spot for children to explore their creativity while the adults catch up on work.


Nature and Wildlife

The property is home to 3 resident peacocks—Cosmo, Dino, and Siena—who roam freely, adding a unique charm to the estate. This fenced-in 3-acre property is shaded by oak trees and surrounded by flower gardens, offering a tranquil environment with both privacy and a sense of adventure.

However, as the property is set in nature, guests should be aware that they may encounter local wildlife, such as armadillos, snakes, or scorpions. While the property is maintained with safety in mind, it’s important to stay mindful of the natural surroundings.

House rules

You’ll be staying in someone’s home, so please treat it with care and respect.

  1. CHECK IN /CHECK OUT – Check-in time is 4:00 PM, and check-out time is 10:00 AM, unless otherwise authorized by the Host.

  2. PARKING – Guests may park vehicles in the carport beyond the gate and in the driveway in front of the garage. Guests do not have access to the garage. Please do not drive or park on any grass or greenery on the property.

  3. PARTIES AND EVENTS – Parties, loud gatherings, or events of any kind are not allowed. Compliance is greatly appreciated to avoid issues with neighbors or the city. Any evidence or reports of parties or events will result in immediate eviction from the property without reimbursement.

  4. NOISE – Please keep noise levels down after 11:00 PM in accordance with city bylaws, and to avoid disturbing the neighbors.

  5. BROKEN ITEMS – Inform the Host of any damages or broken items noticed upon your arrival. If anything breaks during your stay, please let us know immediately so we can replace or repair it before the next guest arrives.

  6. NEIGHBORS – Guests must notify the Host of any complaints from neighbors as soon as possible.

  7. PETS – Pets are not allowed. Any evidence of pets will incur an additional cleaning fee of $250

  8. SMOKING – Smoking is not permitted inside the property. Any evidence of indoor smoking will result in a $500 cleaning fee. If smoking outdoors, please clean up after yourselves by properly disposing of ashes and cigarette butts. Failure to do so will also result in a $500 cleaning fee.

  9. WASHING MACHINE – The washing machine uses rainwater harvesting for its plumbing. It is VERY IMPORTANT to leave the washing machine door open at all times to prevent odors. Please do not close the door after use.

  10. POOL & HOT TUB –
    • Swimming is at your own risk. Children must always be supervised by an adult in the pool area.
    • No diving or running around the pool.
    • Glass and food are not allowed near the pool.
    • Do not tamper with the pool equipment or attempt to adjust settings.
    • Please turn off the hot tub heating and pool lights after use.
    • Report any issues or damages with the pool immediately.

  11. STEAM ROOM – Turn off the steam, shower, and lights in the steam room after use.

  12. PLAYGROUND AREA –
    • Children must be supervised by an adult when using the playground, trampoline, or zip line.
    • Only 1 person is allowed on the trampoline or zip line at a time.
    • The zip line is for children only; adults are not permitted to use it.
    • Any misuse of the playground area or non-respect of the above rules can lead to harm and injury, for which the Host is not responsible.

  13. WILDLIFE –
    • The property is home to 3 resident peacocks: Cosmo, Dino, and Siena. Do not feed, touch, scare, or harm them.
    • Be mindful of other wildlife, such as insects, snakes, armadillos, and scorpions, as the property is located in a natural environment.
    • The Host is not responsible for any interactions with wildlife. By booking, Guests acknowledge the risks and take full responsibility for their safety.

  14. MAIN BEDROOM FIREPLACE – Use the fireplace in the main bedroom with care and ensure it is turned off after use.

  15. ENTRY FIREPLACE – Use of the fireplace in the entry living room is prohibited. Failure to comply may result in a large fine.

  16. PING PONG TABLE – PING PONG TABLE – Please use the ping pong table responsibly. Do not sit or stand on the table, and do not use it for anything other than what it is intended for.

    When opening the table, release BOTH red table locks and the strap. IF YOU ARE OPENING THE TABLE ALONE, only release one red lock and lower that side of the table first, then release the second red lock and lower the remaining side. If the strap and both locks are released but no one is holding one side, it will fall and damage the floor and table.

    Guests will be held responsible for damages to the table or the property due to misuse of the ping pong table.

  17. FIREWORKS – Fireworks are strictly forbidden on the property. Violations are subject to a $500 fine, and Guests will be responsible for any resulting damages.

  18. REPAIRS AND REPLACEMENTS – Every attempt is made to maintain the property in the best of condition. Guest Haus does not guarantee that appropriate repair and or replacement will be performed during the Guests’ stay. It is the Guests’ responsibility to immediately notify Guest Haus of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Guest Haus’ ability.

    Guest Haus is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

    *Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

  19. TOILET – Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.

  20. VISITORS – Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

  21. GARBAGE AND RECYCLING – Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

  22. SECURITY – Guests must ensure that the gate is properly closed every time they leave the property, and that the main house and Casita are locked at the end of their stay. Failure to maintain the security of the property will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.
